Please read
these terms and conditions prior to making your reservation
Winter
rates apply from December 1 - April 30
Summer rates apply from May 1 - September 15
Fall rates apply from September 16 - November 30
There is a 25%
holiday surcharge for
Easter, July 4th, Thanksgiving and Christmas weeks.
Rentals of less
than one week are
subject to a $75.00 cleaning charge.
A
$30.00 non-refundable administrative fee will be applied to all
reservations.
Reservations require a
$500
performance/damage deposit.
Visa
or Master Card is accepted for
deposits only.
Personal check,
cash or traveler’s
checks can make rental payments.
CANCELLATION:
Your performance/damage deposit is
non-refundable if you cancel any or all of your reservation. We cannot
offer
refunds for late check ins or early departures. Rental payments are
non-refundable in the event of cancellation, unless the entire rental
period is
re-booked. Subletting or assignment of the rentals units is prohibited.
DEPOSITS:
The Performance/damage deposit is required to secure your reservation.
IT IS NOT
PART OF THE RENT.
DEPOSITS
BY PERSONAL CHECK,
will be held
in a non-interest bearing account at the Bank of America in Manatee
County,
Florida and will be refunded to you approximately two weeks after your
departure, upon satisfactory inspection of the rental unit.
CREDIT
CARD DEPOSITS
are not charged to your card. In the
event of cancellation and/or damages, your card will be charged the
amount of
original deposit and/or cost of repair.
RENTAL
PAYMENTS:
Reservations of one month or more
require a payment of 25% of the total amount due, ninety (90) days
prior to
occupancy. The remaining balance must
be paid in full two weeks prior to occupancy or your reservation is
subject to
cancellation.
TAXES:
Rentals of less than six (6) months are
subject to Florida state sales tax of 6 ½% and Manatee County
resort taxes of 4%.
AGENCY:
Island Vacation Properties, LLC is the
authorized agent for the owner/landlord. We reserve the right to make
reservation changes due to any unforeseen circumstances. If the unit
you have
reserved is placed on the market for sale, it may be shown during your
stay.
Appointments would be made at your convenience with up to 24 hours
notice.
LIABILITY:
Tenant agrees to hold Island Vacation
Properties, LLC harmless from all liabilities and all costs or defense,
including attorney’s fees arising out of tenant’s use or possession of
the
leased property, and all inquiries, claims, damages and liability
incurred by
licensees, trespassers, invitees, family, friends or business
affiliates of
tenant.
OCCUPANCY: Each unit has a maximum capacity, which you
were
informed of when making
your reservation. Overcrowding of units may result in the immediate
eviction
and loss of deposit and rent. Parties or large gatherings are not
permitted on
the premises without prior written approval of the rental agent.
AMENTIES: Each
of our rentals is individually owned and reflects the tastes of the
owners. We
do our best to accurately describe each unit and its amenities prior to
booking
but cannot be responsible if tenants are dissatisfied with the
accommodations.
If you have any questions about the unit amenities, please call our
office. We
will gladly discuss them with you.
SUBSTITUTION
OF ACCOMMODATIONS:
Where
circumstances arise beyond our control, (i.e., fire, hurricane, sale of
unit,
etc), your confirmed property may be unavailable upon your arrival.
Island
Vacation Properties, LLC reserves the right to substitute your
accommodations.
We cannot guarantee the confirmed rates in these instances. Although we
do everything
possible to create a pleasant vacation experience, neither Island
Vacation
Properties, LLC or the owner are liable for damages or inconvenience in
this
rare and unusual situation.
PETS:
Regrettably, we do not allow pets in the unit.
SMOKING:
All of our units are non-smoking. Please
smoke outdoors and responsibly discard all smoking debris.
ITEMS
LEFT IN UNITS:
While we will do our best to return
articles left behind in units, neither the landlord or Island Vacation
Properties, LLC will be held responsible for items left in the units.
LOCKED
CLOSETS/GARAGES:
Some owners
leave personal items locked in closets or garages for their
convenience. These
areas are NOT included in the rental.
INOPERABLE
EQUIPMENT:
Should any mechanical failures occur
during your stay, Island Vacation Properties, LLC will do their best to
arrange
prompt and thorough repairs. Unfortunately, we cannot offer refunds for
inconvenience caused by inoperable equipment.
RADON
GAS:
Radon gas is a naturally occurring
radioactive gas that, when accumulated in a building in sufficient
quantities
may present health risks to persons who are exposed to it over time.
Levels
that exceed Federal and State guidelines have been found in buildings
in
Florida. Additional information regarding Radon Gas and Radon testing
may be
obtained from Manatee County Health Unit.
CHECK IN TIME IS 4:00
P.M. CHECK OUT TIME IS 10:00 A.M.
Please
call the office if you feel
you cannot comply with our prescheduled check in and out times. While
we will
do our utmost to accommodate early arrivals and late check outs, we do
have time
constraints due to the necessity of cleaning the rental properties
between
tenants.
KEYS: If
you
arrive after normal business hours, please pick up your rental keys in
the
“Welcome” basket by the front door of our office. Keys will be in an
envelope with
your name on it.
